Getting in Touch: What to Send and What to Expect

What should I send when I open a file?

The fully executed contract with every exhibit and addendum, plus the earnest money and any option fee. If you have a survey and a T-47 affidavit, send those at the same time; they are the single most common cause of a late scramble. Give us the lender contact if the purchase is financed, and tell us straight away if a signer will be out of the country or unavailable, because a power of attorney needs advance approval.

Which counties and communities do you serve?

We close transactions throughout the Rio Grande Valley, including Harlingen, San Benito, La Feria, Brownsville, Los Fresnos, Weslaco, Mercedes, McAllen, Edinburg, Mission and Pharr, and we handle files across Cameron, Hidalgo and Willacy counties. If your property sits outside that footprint, call anyway; we will either take it or point you to someone who should.

Can we sign remotely or outside normal hours?

Often, yes. Mail-away packages, mobile notaries and out-of-state signings are routine, and they need to be arranged a few days ahead so the lender and underwriter can approve the arrangement. Early or late signings can usually be accommodated when a work schedule demands it. Ask when the file is opened rather than the week of closing, and it is almost always straightforward.

How do I verify wiring instructions before sending funds?

Call our office on a number you already have, from a source that did not arrive in the email in question, and verbally confirm the account details with someone you have already spoken to. Our wiring instructions do not change mid-transaction. Any email that appears to come from us and alters an account number, a routing number or a beneficiary name should be treated as fraudulent until you have confirmed it by voice. This is the most important paragraph on this page.

Who should I contact, and how quickly will I hear back?

Your file is handled by a named escrow officer rather than a general queue, so you can reach the person who knows your transaction. Messages left during business hours are returned the same day, and anything that touches a funding or a contract deadline is treated as urgent.
