About STX Title: Questions Clients Ask Before Placing a File

Why does it matter that a title company is local to the Valley?

Because the records are local and so are the problems. A file in Cameron, Hidalgo or Willacy County turns on documents held in that county’s clerk office, on plats and surveys drawn by people still practising here, and on family land histories that go back further than any database. An out-of-region processor sees a name that does not match and stops. Someone who has worked these counties for years recognises the pattern, knows who to call, and keeps the file moving.

Who will actually be handling my file?

A named escrow officer, not a queue. You will know who is working your transaction, you will be able to reach them, and you will not have to re-explain the file every time you call. That sounds like a small thing until a lender changes a condition three days before funding and you need someone who already knows the history.

What does a title company do that a lawyer or a lender does not?

We are the neutral party. The buyer’s agent works for the buyer, the seller’s agent for the seller, and the lender for itself. The escrow officer works for the transaction: holding the earnest money, running the search, curing what the search finds, preparing the settlement statement, disbursing the funds and recording the deed. That neutrality is the point, and it is why our first duty is to the accuracy of the file rather than to either side of it.

Are you licensed and regulated?

Yes. Title agents in Texas are licensed and audited by the Texas Department of Insurance, escrow funds are held in trust accounts subject to that oversight, and policy forms and premiums are promulgated by the state. It is a heavily regulated business for good reason, and you are entitled to ask any title company for its licensing and underwriter relationships before you place a file with it.

What kinds of transactions do you close?

Residential resale and refinance, first-time buyer purchases, cash and investor transactions, builder and new-construction closings, farm and ranch land, and commercial files with entity documents and multiple lienholders. Send us the executed contract and we will open the file the same day and order the search.
