Day One
The process begins the moment we receive your contract or refinance order. We assign your file to a dedicated team member, confirm receipt with all parties — buyer, seller, lender, and agent — and get to work immediately. A fast, organized start means fewer delays down the road.

Title Review & Commitment
Research & Analysis
Title examiners review public records to identify issues like liens, judgments, or easements affecting ownership. They issue a Title Commitment outlining ownership details and any requirements to resolve before closing.

Clear Requirements
Proactive Resolution
This is where STX Title earns its reputation. Rather than waiting for closing day to surface problems, our team proactively works to resolve title defects, outstanding liens, survey issues, and Schedule B requirements well in advance. We communicate clearly with all parties throughout so nothing comes as a surprise.

Prepare Closing
Document Preparation
Once requirements are cleared, we prepare all closing documents — settlement statements, closing disclosures, deeds, and lender packages. These are distributed to buyers, sellers, and lenders in advance so everyone has time to review before sitting down at the closing table.

Close & Disburse
Closing Day
On closing day, we coordinate document signing, verify all funding conditions, and collect and disburse funds to every party — seller proceeds, payoffs, commissions, and fees — with precision and a complete accounting of every dollar.

Record & Issue Policy
Final Step
After closing, we submit all executed documents for recording with the appropriate county — Cameron, Hidalgo, or Willacy — or anywhere in Texas and issue title insurance policies to the buyer and lender. This final step places full legal protection in place and officially completes your transaction.
